Remax vs ESPC

Mrs IV, Mini IV and I are moving. Not far I may add, just up the road a wee bit!

We've bought (our offer has been accepted anyway) and now we need to sell. I am keen to go with Remax because you get a dedicated salesperson who actually makes an effort to sell your property for you. The financials between Remax and the ESPC route are roughly the same, so that is not really a consideration.

A couple we are pals with have recently sold their house via Remax but they have said, very sensibly, that they can't recommend Remax, they can only recommend the Remax agent that they dealt with. (They live in a different area so they have a different Remax agent.)

Has anyone had any experience of the Remax agents in this area? Have you (or anyone you know) recently bought/sold/let through Remax? Any feedback would be appreciated!

Have you seen the photos of the agents on the Remax boards?!

Remax has a taking over the world feel to it.

It's all sinister and something is going on.

Those who know me know that we live in bonny wee Laing Terrace, right on the promenade next to the community garden...

however...

After Baby IV was born we quickly realised that our two bedroom flat was not going to be big enough! It is now bursting at the seams with play gyms, toys, washing, cots, changing tables, nappies, bottles, sterilisers yada yada yada.

So, we have bought a house (a real proper grown up house with a double garage and a garden and everything!) in Gilberstoun!

So we are not moving that far - although I will have to edit my profile to read "...on the fringes of Portobello".

We decided on Remax this morning too btw.

Helping them take over the world - one house at a time... mwah ha ha! *evil laugh*

I know of a friend of a friend who didn't sell via remax and went to a solicitor who sells via espc. (not sure whether they weren't any good or if sellers didn't get price they were looking for)

ESPC is brilliant as everyone knows about it and if you are looking is the first place to go - well, I think so.

OK...Remax is just another estate agent and ESPC deal with 92% of the property market in Edinburgh. If I was looking to buy I would start with the ESPC site.....but you don't really want to hear this do you IV? :wink:

I know the guy in the Portobello branch of Remax, Michael Annan.He's very professional and I'm sure he wouldnt let you down.I bought & sold recently (before remax set up in porty) and used Valente Mccombie Hunter, who were also very good...and Gordon hunter is a porty lad so knows the market well.

to be honest, I'd probably stay with a solicitor, the espc makes a massive difference in exposure.

If you want to go local you can't do better than Mae Davies at Warners on the High Street. We've used Warners 3 times now and they've always been brilliant. Can't comment on Remax.

The whole cult of the personality thing feels wrong... And the fact they send round fliers of each house they sell ?! Hmmm.

I scarpered "for a walk" when we had Remax round to value our house... A walk in the Lammermuirs :)

Im expecting news that Remax Scotland will become another casualty or maybe even a fatality of the current slump in the property market. I'm curious to learn whether the prevailing market conditions will bring their questionable franchisee recruitment policy into the public focus?

Remax agents don't even have half the kind of training of a proper Estate Agent Solicitor. I've heard they're more like car sales men.

I used Gilmore Lewis for buying and selling and he never let me down and they use the property shop to do the advertising via the ESPC. 8)
