19 Bath Street

A new application has recently been lodged with respect to this property, which has lain derelict for some time. The proposal involves the 'renovation, alteration and extension of existing townhouse to form 2 semi-detached dwellings.'

You can view the application online, complete with plans on the Planning portal.

The status of the application is currently 'invalid'. If anyone has any more info on this or wishes to comment on the applicaton we would like to hear from you.

If so, it was being marketed via the ESPC around six months ago, but with planning for renovation as a single dwelling house.

(By the way... Yes, I really did have this photo on file. Sad, isn't it.)

Yep, that's the one. The application you refer to was lodged by the previous owner and granted 3 years ago, but the project never came to fruition and the site has been a bit of an eyesore since. The property was sold recently and this is a new application by what I believe is a husband and wife developer team.

Not really, when one considers the relationship between the cost of land and the location of the house. Development costs will be about the same and the unit price and marketability of 2 smaller properties will be greater than the potential price of family type home in Bath Street. Its firsttimebuyersville.

Yeah, but with a "husband and wife" team it's likely that they may not be selling on the houses ASAP. It might be their only way to get onto "the ladder", and If I were to live their i'd certainly want the full house...

If you have a look at the plans they intend to squeeze 2 four bedroom houses out of the property. It's over three levels with an extension to the rear. These properties are deceptively large and the developers obviously plan to maximise the living space. I can't see it being within a first-time buyer's budget.

At last - an application i don't have to complain about!

I last heard that the couple were already established developers, but I'm not sure if in the end the people i heard about are the ones who bought it.

The over three floors bit is a bit misleading - the house is on a slope, so the ground floor is split, the 1st floor only at the rear of the property and the 2nd only at the front.

Thats what I get for commenting, without all of the facts. However, now it makes even more sense. There cannot be a market for a 6 Bedroom+ house opposite a Bingo Hall in Bath Street. Nor anywhere else for that matter.

I was walking up Bath Street today and became curious as to what is going on with the derelict-looking house at the top of the street. No, Bob, I'm not suggesting that we start a clean up on that bit of ground! However, I did briefly imagine what an awful job that would be after our work yesterday. I just wondered if any-one knew anything about it.

DG, this topic came up on another thread recently, but for the life of me I can't find it. The search facility seems out of sorts these days.
Think Bob said that a husband and wife property development team had submitted plans to create two houses out of the cottage?

I have to admit (sadly), Marya while you were out on the town last night I actually had a trawl through lots of previous posts. I remembered roughly how far back that Bath Street one was.

...is up for sale again! You will recall that it changed hands around a year ago. The new owners got planning permission to convert to two houses, and then - nothing. This site has been an eyesore for a number of years, so let's hope that the buyer does something with it this time.

If they get their asking price, it'll mean the current owners will get 35k for doing diddly squat for 9 months.

My thoughts exactly, though you would have to deduct a bit for architects fees and the general costs of buying and selling I suppose.

I found 3 seperate threads on this subject so I have now merged them, in case you think the thread is a little disjointed.

And 'off street parking'. I presume they're going to move the whole building back to make a drive or will they just put the cars up on end in the front garden?

Dont forget the other costs.

Stamp Duty £1900
Interest Charges at 7% on £190k £1100 per month til the sale goes through
Opportunity Cost: they could have invested the money elsewhere?.

There will be some other costs too no doubt so £35k (and no guarantee they will get that) is by no means profit and then they will have to pay tax.

And £112.5k plus demolition costs for each house plot, is on the higher side of life. I'd offer less.

Anyone know the square footage of the consented houses?

As a very close by resident, that diagram looks quite funny. Given the amount of space on either side of the opening you would need to get in at that angle, you would just have to hope there were no cars around any time you wanted to get in or out. That must be why they're telling people it's a "quiet" street! Quiet except for Towerbank starting and ending, nursery starting and ending, people going to Scotmid, Blossom opening and closing... And God help them if they ever want to use their own driveway when the Bingo's letting in or chucking out...

Went up Bath Street from the Prom for the first time in ages on Sunday and was surprised to see the demolition has been done and foundations already being set at the site of that poor old house.

Has it been a while since they cleared it away?

You can't do links to the ESPC site M. It has a timing thing that kicks you out you ned to log in again.

Was trying to figure out what a sed was for ages before I realised you were trying to circumvent etc

I take it that means three or four, and not only three quarters of a bedroom...? :wink:

£275,000 - I'm stunned. And thinking of selling my house - after all, i could knock £5,000 off for the fact you have to open the gates yourself, and what's a bedroom here or there between friends? And I could install a video entryphone it makes my house worth that much! :idea:

Electric gates and a VEP? Sounds like a dealers pad.
