heard a story today that the legion has been sold and will be relocated behind Kwikfit on the high street ????????, and the houses next the legion have almost been bought up, whats going on ????????
Came from a reliable source that has not been wrong in the past , surely somebody has heard this as well, is it the same "gangsters" who have taken over the scottish power site.
I await replies with bated breath, or will eat humble pie which i dislike.

I heard the same some time ago. It seems that the 'legion' is not as busy as it once was, and is now worth more as development land. A smaller club will be built next year somewhere on the scottish power site, so behind kwikfit is about right. I understand that the 'house' part of the Legion is a listed building so it will need to be retained within any development

I have just checked this story. My understanding is that a deal is under consideration, and in the hands of lawyers, but nothing is as yet finalised.

It is a shame but I thought the club had sold out to BL developments with part of the deal being a new legion elsewhere in portobello. That was pre-credit crunch.

Local community positive about proposed retirement development plans

A recent consultation with members of the local community for a proposed new specialist retirement development in Portobello shows positive support for the plans.

Local Councillors, MSPs, Community Councillors and residents were invited to attend exhibitions displaying McCarthy & Stone’s plans to redevelop the site of the former Royal British Legion Club on Baileyfield Road, Portobello, into 49 private retirement apartments for the elderly.

A stakeholder meeting and public exhibition were attended by 47 people from the local community who turned out to view architectural drawings and artist impressions of the proposal and meet with representatives of McCarthy & Stone. Initial feedback from these events shows 96% of people are supportive of the development, with a number of residents keen to be kept up to date with the progress of the planning application when it is made to the City of Edinburgh Council.

McCarthy & Stone has contracted to purchase the site currently occupied by the vacant buildings of the former Royal British Legion Club, which are now surplus to requirements and falling into a state of disrepair. They propose to remove the buildings and bring the site into residential use by building retirement apartments which will complement the surrounding area and introduce social and economic benefits to the local community. Of those providing feedback at the consultation 88% agreed that this site was a well suited location for a high quality retirement development.

Stephen Wiseman Managing Director for McCarthy & Stone Retirement Lifestyles Ltd in Scotland said:
“It’s always extremely valuable to speak first hand to people in the local community and to get their feedback. We have already amended our plans as a result of community feedback by retaining additional trees at the front of the site.

“We are still in the early stages of the proposal, which is subject to planning permission being granted. The feedback from the consultation will help us to inform the detailed design for the proposed development and will also support our planning application.”

McCarthy & Stone will review the community feedback and then finalise its planning application to the City of Edinburgh Council by the end of the month. It could then take approximately three to four months for a decision to be made on the application.

Planning application for local retirement development lodged

A proposal for a new retirement development in Baileyfield Road, Portobello, has been lodged (Friday 3 February) for planning permission with the City of Edinburgh Council following a wide-ranging consultation programme with the local community.

McCarthy & Stone Retirement Lifestyles Ltd propose to redevelop the site of the former Royal British Legion Club on Baileyfield Road, Portobello, into a 49 apartment specialist retirement development, for people over the age of 60, similar to its recently approved development at Juniper Green, Edinburgh.

The proposed development will bring significant benefits to the local community, including the provision of specialist homes for older people as well as making a positive impact on the urban regeneration of the area. There will also be the provision of an affordable housing contribution which will help the City of Edinburgh Council to meet a range of housing needs.

Feedback from the consultation showed strong support for the proposed development with 96 per cent of those completing a questionnaire rating it as positive and 92 per cent indicating it is a good use of the site.

McCarthy & Stone worked closely with planning officials and the community to bring forward some changes to the original proposal to address a small number of reservations raised and ensure the development helps to enhance the character and appearance of the local area. This included changes to the external materials used on the building and retention of some mature trees surrounding the site.

The demolition crews started on the Legion building this week.
